Showing Your Home On The Upstate New York Real Estate Market
As well as conducting 'open house' events, I will be making several appointments with you, to show your home to interested and pre-qualified buyers. I will always give you as much advance notice as possible. Here are some guidelines to help make the best impression at al times:
- Open blinds, draperies and curtains during the day and turn on enough lights to brighten room corners, day or night.
- All rooms should be clean and clutter-free with beds made.
- Kitchens and bathrooms should be sparkling clean with no clutter or dirty dishes on counter-tops.
- Soft and relaxing background music can often be helpful, but turn off TV's and radios to minimize intrusive noise.
- To minimize anxiety to visitors and pets try to keep all pets away from the home during showings.
- Lock away all valuables such as jewelry and cash.
- Leave your home in my capable hands during showings. I will answer any questions that prospective buyers may have in the best possible way. If a prospective buyer comes by unexpectedly without a broker, get their name and phone number. For your own best interests do not attempt to show the home - have unescorted buyers call me for an appointment.
Accepting An Offer For Your Home
Someone will decide that your property is the perfect fit, and when I convey the offer to you, we'll discuss together whether the price the buyer is proposing is fair or not. It will often be less than your asking price, but you won't have to reply immediately if you're not certain that the price and terms are acceptable.
We'll reconsider the data and information from our research and review if houses in your particular neighborhood selling quickly, slowly or not at all? In some cases we'll consider making concessions on your side (such as including appliances or a security system, or making some improvements prior to closing) or proposing compromises on their side. Once we've calmly re-examined all the information together, you'll be in the position to make your best decision.
The Typical Upstate New York Real Estate Purchase Agreement And Closing
A typical Upstate New York real estate purchase agreement includes:
The total price.
The down payment.
The closing date.
I'll help you complete the agreement. To avoid any misunderstandings, we'll provide as much detail as possible defining what's being sold and what's not. Many buyers will want to include a contingency for cancellation without penalties - to protect them if they're unable to sell their own home, or get a mortgage, or the inspection of your home uncovers major problems. Delays happen frequently, and it will usually require some patience before your agreement is finalized.
The closing will take about an hour, and will usually be attended by many people - including you and I, the buyer and their real estate agent, and also an escrow agent from the title company. If there is more than one owner, both owners will need to attend. We will review and sign all of the relevant closing documents and the buyer will provide a cashier's or certified check for the down payment and closing costs. You will then give the keys to the new owner, and the net proceeds of the sale are yours.
